Crest Nicholson submit planning application for Henley Gate in Ipswich

Award-winning developer Crest Nicholson has submitted a new planning application for Henley Gate, a significant new mixed-use development within the highly anticipated Ipswich Garden Suburb.

Henley Gate will occupy the northern neighbourhood, and is one of three communities proposed for the wider Ipswich Garden Suburb. Proposals have been submitted for 1,100 new homes and a 30-hectare country park to be enjoyed by residents across the area. The application also includes a new primary school and a local centre comprising community facilities and retail units.

In line with current national planning guidance for large scale urban extensions, development at the Ipswich Garden Suburb will be modelled on ‘garden suburb’ principles. This means generous provision of green space, a sustainable drainage system, and a wide range of local facilities.

Ipswich Garden Suburb in its entirety will cover 482 acres (195 hectares) including 252 acres (102 hectares) for housing, resulting in up to 3,500 new homes built in the area over a 20-year period.

A recent study by estate agents HouseSimple identified Ipswich as one of the most promising areas in the country for a boom in house value, based on its low house prices and current untapped potential.
